What the New Legislation Means for California Property Teams

Under AB2801, property teams must:

- Provide itemized repair charge documentation to retain any portion of a resident’s security deposit
Other bills introduce costly mandates to the state as well: AB-628 requires landlords to provide and maintain a functioning stove and refrigerator capable of safely cooking and storing food.
Additionally, SB-620 dictates it is the duty of the landlord to remediate hazards arising from disaster. These disasters include mold, smoke, ash, asbestos water damage, and more.
These requirements mean inspections can no longer be an afterthought, living in PDFs and inboxes. Documentation must be complete, consistent, and easy to retrieve, especially when disputes or audits are involved.
